The design team programmed and test fit ~21,400 sq. ft. for offices and molecular biology and analytical development labs. Working with the landlord and the GC in a design build project delivery method, the design team developed multiple test fit options for use as either as single tenant space or multiple tenant space. The project ended up with a single tenant plan but with future flexibility to subdivided into two tenants.  The floor plan includes a 66% – 34% ratio of lab to offices.
